A Stunning New Development in Affordable Housing

Our Project

3051 Edison Way is What San Mateo County Has Been Waiting For:

 

Our project is a 70-unit affordable development located in North Fair Oaks, an unincorporated community of San Mateo County within the Redwood City sphere of influence. It is located in a highly walkable area with rich transit and amenities and is 1.5 miles from an existing Caltrain station. The site is near a wide variety of employment options and public facilities. The site is currently a fenced paved parking lot owned by NDC. 

 

What's more important, 3051 Edison Way is designed to be an inclusive, mixed-income building serving 30% to 60% AMI (Area Median Income) levels, with 18 units set aside for adults with Intellectual and Developmental Disabilities (I/DD) and 18 units set aside for those in need of permanent supportive housing. With one unrestricted manager's unit, the remaining 33 units are restricted to households at 60% AMI.

 

The fact that Edison way will serve persons with I/DD is invaluable. According to the Department of Developmental Services, Redwood City is home to 667 people with developmental disabilities, of whom 414 are adults. Of this adult population, only 88 live in their own apartment, while 188 are living at home with aging parents and 132 live in
segregated licensed facilities or other settings. That is not usually by choice—many adults remain in the parent’s home or in segregated care homes because of the lack of housing options affordable to people with incomes well below 30% of Area Median Income.

 

The number of people with developmental disabilities in San Mateo County increased by 6% in the years since September 2015. Even as the adult population grew, the number of adults living in their own apartment actually declined by 9%. San Mateo County now has 260% more adults with developmental disabilities in the age group 18 to 31 years compared to the age group 32 years to 41 years, representing the first wave of the autism Tsunami that is entering adulthood.

 

More About the Building:

The project has 20 two-bedroom units and 50 one-bedroom units. It is six (6) stories with five levels of residential units over a podium parking. The project will be served by an elevator, an onsite property manager, and a secure entrance. 

 

The development will include amenities, case worker offices and well-programed common areas. Those include a computer lab, a full kitchen with a dining area, TV lounge, and an outdoor deck. Trash shoot and laundry facilities will be available on all floors. There are 28 car parking stalls, eight with EV chargers, and 36 indoor bike parking spaces. It will be built with Type III, state-approved modular construction.
